Overview

We are an independent guide to the Warm Homes Loan Scheme, a government scheme for home energy upgrades. This page explains what the scheme offers, what is still unconfirmed and how to protect yourself. We use published sources only, and we list them at the end of the page. We are not a lender, and we cannot process applications.

The Government announced the scheme in January 2026 as part of its £15bn Warm Homes Plan. Launch was confirmed on 26 October 2026. Some key details are still unpublished. We will update this page as each detail appears.

Independent guide. We are not a lender or a government body. Always check current scheme rules with the official provider.

How the loans work

The Treasury partly backs each loan. This backing lets lenders offer rates up to 5 percentage points lower than their normal rates. For example, a rate of 8% would fall to 3%. Some borrowers may get a 0% rate. Lenders have not yet published their final rates.

Loan terms start at 3 years and reach 30 years in some cases. Some products are secured loans, such as second mortgages. A secured loan uses your home as security, so read every term with care. Terms over 20 years can carry higher rates and a much higher total cost.

Maximum loan amounts by measure

The scheme sets a maximum loan for each type of upgrade. Each limit is the most you can borrow for that measure. Your actual loan depends on your quote and on the lender's own checks. The table below lists every published maximum.

Warm Homes Loan Scheme maximum loan amounts by measure
MeasureMaximum loan
Solar panels£15,000
Battery storage£15,000
Air-to-water heat pump£20,000
Air-to-air heat pump£10,000
Ground source heat pump£35,000
Biomass boiler£20,000
Heat network connection£7,500
Micro-renewables such as domestic wind£20,000

You can combine the loan with the Boiler Upgrade Scheme grant. That grant covers heat pumps and biomass boilers in England and Wales. A grant lowers the amount you need to borrow, which lowers your total cost of credit.

Participating lenders and open questions

Ten lenders are taking part in the scheme. Each one sets its own products and terms within the scheme rules. Check that any lender you speak to appears on this list. A lender outside this list is not offering a scheme loan.

Separate grant routes sit alongside the loan under the Warm Homes Plan. Low-income households, with an income under £36,000 or on certain benefits, may qualify for fully funded upgrades. Check official advice from the Energy Saving Trust before you take out a loan.
